Two Villages, One ZIP Code: Reading Bingham Farms and Beverly Hills as Separate Markets

Buyers who tour both villages in the same weekend usually assume they are shopping one market. Same 48025 mailing address, same Birmingham Public Schools assignment, same Southfield Township tax office at 18550 W. 13 Mile. On the portal, the two names sit next to each other in the dropdown.

That grouping is a mailing convenience, not a market. The two villages don't trade against each other, they don't finance themselves the same way, and the "median" you read for one of them is doing a very different statistical job than the median you read for the other. If you're deciding between a wooded acre off Telegraph and a platted subdivision lot north of 13 Mile, the number that matters isn't the price. It's the sample size behind the price.

The structural asymmetry hidden in the shared ZIP

The 2020 Census counted 10,584 residents in Beverly Hills against 1,124 in Bingham Farms. Beverly Hills is the largest home-rule village in Michigan across roughly 4.5 square miles. Bingham Farms sits on a smaller, more wooded footprint that its own zoning ordinances have deliberately kept in ravines and canopy along the Franklin Branch of the Rouge River.

That population gap does most of the work in this post. It sets inventory depth. It sets how each village pays for services. It sets whether the monthly median means anything at all.

Why the Bingham Farms "median" is a small-sample artifact

Pull up the two villages in July 2026 and the listing counts tell the story before the prices do. Beverly Hills carried 34 single-family listings with a median SFH price of $575,000 and 23 days on market. Bingham Farms had roughly 7 to 8 active listings depending on the day.

Now watch the median move. Homes.com reported Bingham Farms' trailing twelve-month median at $710,000, up 32% year over year, while Movoto's August 2025 snapshot logged $599,000, a 19% year-over-year decline. Both can be technically correct because both are drawing from a pool small enough that one estate sale on Woodlynne Drive or one attached unit in Bingham Pointe swings the number. The Perna Team's September 2025 read had most Bingham Farms single-family closings clustering from the high-$400s to the mid-$700s at $220 to $330 per square foot, which is the honest way to describe a market this thin.

Beverly Hills does not have this problem. Redfin's February 2026 report showed 12 homes sold that month at a $643,000 median with $276 per square foot, up 12.9% year over year on price-per-foot. Twelve closings a month is a real distribution. Seven active listings is a rumor.

The practical implication for a buyer running both villages: use price per square foot in Bingham Farms and ignore the headline median. Use the median in Beverly Hills and treat it as a real anchor.

What Beverly Hills is financing that Bingham Farms is not

Here is where the two villages diverge in a way no listing description will mention. Beverly Hills operates its own Department of Public Safety under Director Edward Arnold, with 27 sworn Public Safety Officers cross-trained across police, fire, and medical first response. The department runs on a budget just above $5.6 million.

That money comes from a dedicated public safety millage that Beverly Hills voters approved in November 2020. Fiscal Year 2026 is Year 5 of a 10-year levy, and the village's adopted FY26 budget shows a taxable value of $833,675,300, up 4.9% over FY25, with the millage levied at maximum on every category except trash. Beverly Hills also carries a separate Baldwin Public Library millage.

Bingham Farms handles the same services differently. The village shares fire and police with Franklin through the Franklin-Bingham Police Department, reachable at 248-626-9672 for non-emergencies. There is no standalone Bingham Farms public safety millage in Year 5 of a ten-year clock. Service costs flow through general operating channels and the shared arrangement with Franklin.

Neither model is better. They produce different tax bills at the same taxable value, and they produce different exposure to future millage renewals. A buyer choosing between the two villages is choosing between a self-financed public safety operation with a 2030 renewal question and a shared-services model with a different set of governance dependencies.

Same schools, different lots, different daily life

Both villages send children to Birmingham Public Schools, most commonly Berkshire Middle School on 14 Mile in Bingham Farms and Wylie E. Groves High School or Ernest W. Seaholm depending on address. Bingham Farms Elementary sits inside the village. Detroit Country Day in Beverly Hills and Cranbrook Schools in Bloomfield Hills are the common private alternates.

The residential product is where the villages part ways.

Beverly Hills is platted. Its housing stock leans Colonial Revival and mid-century modern ranch on smaller lots inside recognizable subdivisions. Beverly Park hosts summer concerts and a movie series and holds the sledding hill families actually use. Riverside Park adds a disc golf course. The Douglas Evans and Hidden Rivers nature preserves handle the trail miles. Beverly Hills Grill on Southfield Road has been the neighborhood restaurant since 1988. Small commercial nodes sit at 13 Mile, 14 Mile, and Southfield.

Bingham Farms is not platted the same way. Homes sit on wooded parcels along ravines, some pushing past an acre, some running to five or seven acres of buildable land. The village has no retail core. The Telegraph corridor houses professional offices, the Rusty Bucket Tavern is a common answer to "where do you eat here," and the Tel-Twelve corner handles everyday errands. Attached product concentrates in Bingham Woods and Bingham Pointe.

Two buyers can spend the same money in each village and take home very different homes. In Beverly Hills, that spend buys you into a subdivision with sidewalks, park programming, and a neighbor 40 feet away. In Bingham Farms, it buys you into a canopy with a longer driveway and a shorter list of comparable sales.

The tax mechanic that ambushes cross-village buyers

Michigan caps annual increases in taxable value while a home is held by the same owner. On transfer, the taxable value uncaps and resets to roughly the state equalized value, which is typically half of the assessed market value. Your first full-year bill after closing will look nothing like the seller's last-year bill.

A worked example the Perna Team lays out for this ZIP: on a purchase around $650,000, the state equalized value lands near $325,000, and the taxable value resets close to that figure the following year. The bill itself equals taxable value divided by 1,000, multiplied by the local millage rate, which varies by exact village, school assignment, and any special assessment on the parcel.

The cross-village trap is that a Bingham Farms parcel and a Beverly Hills parcel at the same purchase price will not produce the same annual bill, because the Beverly Hills millage sheet includes a dedicated public safety levy that the Bingham Farms sheet does not. Verify by exact address with the Southfield Township assessor before you write your offer, not after. Property Transfer Affidavits and Principal Residence Exemption forms go to Southfield Township, not to the village office, and the Township Board of Review meets each March if you need to appeal an assessment after closing.

If the schools are the same, does school assignment change the math? Only at the edges. Both villages primarily route to Birmingham Public Schools, but Berkshire versus other middle school placements and Groves versus Seaholm high school placements are set by exact street. Confirm before you rely on it in a comp.

Which village has more inventory turnover? Beverly Hills, by a wide margin. Its 145 twelve-month sales as of mid-2026 versus a handful of Bingham Farms closings a month means Beverly Hills sellers face active competition and Bingham Farms sellers face pricing ambiguity.

How should a seller in either village think about pricing right now? In Beverly Hills, price against the last 90 days of closings at your square footage bracket and expect roughly 20 to 25 days on market. In Bingham Farms, price against the last four comparable closings regardless of when they closed, because the monthly medians are too small a sample to trust.
